Six Price Drivers
Your neighbor's $10K demolition and your $15K demolition are not the same job. Here is what actually changes the number.
The single biggest driver. A 1,200 sq ft rancher prices differently than a 3,200 sq ft two-story. We price per project, not per square foot, but scale is the starting point.
Can the excavator reach the structure without removing fencing, trees, or landscaping? Tight access or required tree removal adds $2K to $8K depending on scope. Our $8K Chico house that became $16K was all tree and brush work.
Slab-on-grade, raised pier-and-beam, crawl space, or full basement. Full basement fills are the most expensive because of the concrete breaking, engineered fill, and compaction required.
Pre-1980 homes require a certified asbestos survey before demolition under California law. Only a small fraction test positive. When abatement is needed, our AHERA-certified partner handles removal and rolls the cost into your quote.
Stop at dirt, rough grade for drainage, or engineered fill and compaction for an immediate rebuild. Each level adds cost. Grading runs $3,500 per day once dirt is imported.
