Every Residential Structure. Any Size.

From single-story ranch homes to multi-story duplexes, detached garages to room additions — if it is a residential structure and it needs to come down, we have the equipment and experience to handle it.

Single-Family Homes

Our most common job. A 1,500 sq ft home demolished in a single day. Foundation removal, debris hauled, lot graded and build-ready.

Duplexes & Multi-Family

Duplex and multi-family teardowns require more coordination. Shared walls, separate utility services, and larger debris volumes. We handle the complexity.

Garages & Outbuildings

Detached garages, workshops, carports, and storage buildings. Concrete slab removal included. Quick turnaround on smaller structures.

Additions & Partial Demo

Room additions, enclosed patios, second-story additions. We remove specific sections while protecting the remaining structure, including shoring for exposed areas.

Interior Gut-Outs

Shell stays, everything inside comes out. Walls, ceilings, flooring, fixtures, cabinetry. $15–$30 per square foot. Common for full remodels and structural renovations.

Fire-Damaged Structures

Fire-damaged homes require careful handling. Structural instability, potential hazmat, and insurance coordination. We have extensive experience from Camp Fire recovery work.

What's Included in Every House Demolition

Every residential demolition goes through a defined eight-step process. We manage every phase so you never have to chase down permits, utility companies, or hauling contractors.

Onsite Assessment

We walk the property, evaluate the structure, check equipment access, and identify any complications. Written demolition estimate covering every phase.

Permits & Compliance

Demolition permit through your local building department. NESHAP notification for pre-1980 structures. We prepare and submit everything.

Utility Disconnection

Gas, electric, water, sewer. We schedule and confirm every disconnection with each provider before any work begins.

Structural Demolition

Excavators with grapple and thumb attachments, skid steers, and roll-off containers. A 1,500 sq ft home comes down in one day.

Foundation Removal

Slab-on-grade, raised foundations, crawl spaces. Concrete breaking and removal included. Keeping the foundation for a rebuild? We work around it.

Debris Removal & Recycling

Wood, concrete, metal, roofing, drywall — sorted on site. Over 70% recycled at local facilities. Dump receipts for every load.

Salvage & Recovery

We save reusable materials when requested. Hardwood, vintage fixtures, structural timber — tell us what to save before we start.

Backfill & Grading

Engineered fill, compaction in lifts, topsoil, and grading for proper drainage. Build-ready lot for new construction, landscaping, or sale.

What Affects Price

Size & Complexity — Single-story ranch on a flat lot is straightforward. Two-story with additions, attached garage, or basement adds time and equipment.
Building Materials — Wood-frame homes come down faster than brick, stone, or concrete block construction.
Site Access — Tight lots, fencing, trees, or neighboring structures that limit excavator access increase cost.
Asbestos & Hazmat — Roughly 1 in 20 older homes test positive. If found, abatement happens before demolition at additional cost.
Foundation Type — Slab-on-grade is simpler than raised foundation. Full basement excavation is the most involved.
Additional Services — Tree removal, property cleanout, lot clearing, and grading beyond the structure itself affect total project cost.

Residential Demolition
FAQs

A typical 1,500-square-foot home runs $10,000–$15,000 for full structural demolition including permits, debris removal, and site cleanup. Smaller structures like detached garages or additions cost less. Additional services like tree removal, property cleanout, or foundation excavation affect the total. We provide a written, itemized estimate after an onsite assessment.
About 3–4 weeks from initial call to clean lot. Permits take 1–3 weeks depending on jurisdiction. The actual demolition of a 1,500-square-foot house takes one day. Larger or more complex structures—multi-story, heavy concrete, tight access—may take two to three days. We run a 4-week lead time for most residential projects.
Yes. California requires a demolition permit for residential structure removal. Homes built before 1980 also need an asbestos survey and NESHAP notification through your local air quality management district. We handle the entire permitting process—application, compliance documentation, inspections—so you never have to visit a permit office.
It is rarer than most people expect. Roughly 1 in 20 older homes we assess actually test positive. California law still requires a certified asbestos survey before demolition on any pre-1980 structure. If the survey comes back positive, a licensed abatement contractor handles removal before we begin. We coordinate the survey, abatement, and all air district notifications.
We sort on site and haul to local recycling and waste facilities. Concrete goes to recyclers where it is crushed and resold. Metal is processed at scrap yards. Wood, roofing, and drywall go to appropriate facilities. Over 70% of materials get recycled on every job. Every load is tracked with dump receipts.
Yes, unless you want to keep it for a rebuild. Many customers want us to clear the entire lot but leave utilities in place for new construction. Full foundation removal—slab, footings, piers, stem walls—excavation, concrete breaking, backfilling, and grading are all included as options in our quote.
Yes. We save items for customers regularly. We have pulled 90-year-old wooden beams out of a demolition and shipped them to a customer in Tahoe. Vintage hardwood, structural timber, architectural features—tell us what has value before the tear down and we will work with you to salvage it.
Not checking insurance and licensing. We get customers who received quotes from unlicensed companies all the time. A lower bid from an unlicensed contractor means you are liable if someone gets hurt on your property or if the work fails inspection. Always verify the contractor's license through the CSLB and ask for proof of liability and workers' comp insurance before signing anything.
